Reliable Protection for Homes and Businesses

encapsulated crawl space

Crawl spaces in Rome, GA homes and businesses often go unnoticed until problems show up in the floors above. Uninsulated or unsealed crawl spaces let in moisture, cold air, and pests, which can affect comfort and energy costs throughout the building.

Georgia Insulation provides crawl space insulation and encapsulation services designed to seal off this area from outside air, moisture, and humidity. We work with homeowners and business owners across Rome and the surrounding areas to address the root cause of cold floors, musty odors, and rising energy bills.

Our team evaluates each crawl space individually before recommending a solution. We use proven materials and methods to create a properly sealed, insulated space that supports the comfort and efficiency of the property above it.

Insulation Solutions for Homes and Commercial Properties

We install crawl space insulation using materials and methods matched to the structure of the space, whether it’s a residential foundation or a commercial substructure. Our approach addresses the crawl space itself, the surrounding walls, the joints where floors meet foundations, and larger commercial applications.

🏠

Spray Foam for Crawl Spaces

We apply spray foam directly to crawl space surfaces to create an air seal. Closed-cell spray foam adds structural rigidity and resists moisture penetration, which matters in areas prone to dampness.

Open-cell foam expands to fill gaps and gaps around pipes, wiring, and uneven framing. We select the type based on your crawl space conditions, including existing moisture levels and ventilation.

Unlike batt insulation, spray foam doesn't sag or shift over time. This means the seal we install stays intact, maintaining consistent performance in floor temperature and reducing drafts throughout the home.

🧱

Foundation Wall Coverage

We insulate foundation walls as part of a complete crawl space system. This addresses heat transfer through concrete or masonry, which conducts temperature differences more readily than framed walls.

Coverage typically extends from the sill plate down to the floor of the crawl space. We account for any existing vents, doors, or access points during installation.

Insulating these walls works alongside vapor barriers in many setups. Together, they limit moisture movement from the soil into the crawl space, which protects both the insulation and the structural wood above it.

🔧

Rim Joist Air Sealing

The rim joist area, where the foundation wall meets the floor framing, is a common source of air leakage. We seal this area with spray foam to close gaps that batt insulation often misses.

This section of the home sees significant temperature swings because it sits at the intersection of conditioned and unconditioned space. Air sealing here reduces the draft you might feel near baseboards on the first floor.

We inspect rim joists for existing gaps, cracks, or old insulation before application. Proper sealing at this junction supports the performance of insulation installed elsewhere in the crawl space.

🏢

Commercial Building Applications

Commercial crawl spaces and sub-grade areas often cover larger square footage and may include additional utility lines, HVAC components, or storage access points. We adjust our installation process to accommodate these differences.

Material selection depends on the building's use, local code requirements, and moisture conditions specific to the site. We work with property managers and business owners to schedule installation around operating hours when needed.

Common commercial applications include:

  • Retail and office building crawl spaces
  • Restaurant and food service substructures
  • Multi-unit residential building foundations
  • Warehouse and storage facility sub-grade areas

Each project starts with an assessment of the specific building's needs before we recommend a scope of work.

Comfort, Efficiency, and Moisture Control Benefits

Properly installed crawl space insulation delivers three measurable results: lower utility costs, steadier temperatures throughout your home, and reduced moisture that could otherwise lead to mold or wood rot. We design our insulation systems to address all three areas at once.

Lower Energy Loss

Uninsulated crawl spaces allow heated or cooled air to escape through your floors. This forces your HVAC system to work harder to maintain your desired temperature.

We install insulation that creates a barrier between your living space and the outdoor climate. This barrier reduces the transfer of heat in winter and keeps cool air inside during summer.

Homeowners typically notice a reduction in monthly energy bills after we complete this work. For commercial buildings, this efficiency gain can apply to larger square footage, which often results in more significant savings over time.

More Consistent Indoor Temperatures

Floors above an uninsulated crawl space often feel cold in winter, even when the rest of the home is warm. This happens because heat escapes downward through the flooring into the unconditioned space below.

Our insulation work addresses this issue directly. We seal gaps and add insulation material that keeps the temperature of your crawl space closer to that of your living areas.

The result is a home where each room maintains a similar temperature, rather than one with noticeable cold or warm spots. This applies to both residential properties and commercial buildings with multiple floors or tenant spaces.

Reduced Humidity and Condensation

Crawl spaces without proper insulation and vapor barriers allow moisture from the ground to enter your home’s structure. This moisture can condense on cool surfaces, including insulation, ductwork, and wooden framing.

We combine insulation with vapor barrier installation to limit this moisture intrusion. Our approach addresses both the insulation and the underlying moisture source, rather than treating them as separate issues.

Lower humidity levels in the crawl space reduce the conditions that allow mold and mildew to grow. This also helps protect wooden support beams and subflooring from long-term moisture damage, which is a concern we see often in homes and commercial buildings throughout the Rome, GA area.

Problems Caused by an Uninsulated Crawl Space

A crawl space without insulation exposes your home to temperature swings, moisture buildup, and unwanted entry points for pests. These issues rarely stay contained to the crawl space; they spread into the living areas above.

Higher Heating and Cooling Costs

Heat moves toward cold, and an uninsulated crawl space gives it a direct path. In winter, warm air from your living space escapes downward while cold air rises through your floors.

In summer, the opposite happens. Heat and humidity from the crawl space push into your home, forcing your HVAC system to work harder.

We often see energy bills that are 15-20% higher in homes with uninsulated or poorly insulated crawl spaces. Your furnace and air conditioner run longer cycles to compensate, which adds wear and shortens their lifespan.

Crawl spaces sit close to the ground, where moisture from soil and groundwater collects naturally. Without insulation and a vapor barrier, that moisture condenses on exposed surfaces.

This creates ideal conditions for mold growth. Mold spreads quickly on wood joists, subflooring, and support beams.

Left unchecked, moisture also leads to wood rot. We’ve inspected homes where floor joists had softened or weakened significantly, compromising structural support. Repairing rotted wood costs far more than addressing insulation early.

Gaps in crawl space insulation give insects and rodents easy access to your home. Mice, termites, and spiders often enter through unsealed vents, cracks, or missing insulation barriers.

Once inside, they can damage wiring, wood framing, and stored belongings. Drafts follow the same paths pests use to get in.

Cold air infiltration through the crawl space creates noticeable temperature differences on your first floor. We frequently find that homeowners with drafty rooms above an uninsulated crawl space see immediate comfort improvements after proper insulation is installed.

Why Choose Georgia Insulation

We bring local knowledge, careful material selection, and consistent installation standards to every crawl space project. These factors directly affect how well your insulation performs over time.

Local Rome, GA Expertise

We understand the specific conditions that affect crawl spaces in Rome and the surrounding area, where Georgia’s humidity can increase the risk of moisture buildup, mold growth, and wood rot in unprotected spaces. We have worked on homes and commercial buildings with different soil types and foundation styles common to the region, giving us experience identifying issues that may be overlooked during a general inspection. We also consider seasonal temperature changes when recommending insulation materials, since solutions that work well in drier climates may not perform the same way in Georgia. Our approach is adjusted to the structure, local conditions, and specific needs of each crawl space.

Professional Material Selection

We don't use a one-size-fits-all approach to insulation materials. Instead, we evaluate each crawl space based on moisture levels, ventilation, and structural conditions before recommending a product. Our options include closed-cell spray foam for moisture resistance and added structural support, open-cell spray foam for sound dampening and cost efficiency, batt insulation for straightforward applications with lower moisture concerns, and vapor barriers to pair with insulation during encapsulation projects. We select materials based on your building's actual needs, giving you a solution suited to your specific crawl space rather than a generic fix.

Quality-Focused Installation

We follow a consistent installation process on every job, regardless of size, including proper surface preparation, correct material application, and a final inspection before the work is complete. Our technicians are trained to identify gaps, uneven coverage, and areas where insulation may not meet code requirements, allowing us to address these issues on-site instead of leaving them for a follow-up visit. We also document our work with photos, giving you a clear record of what was installed and where so you have a useful reference if questions come up later about the condition of your crawl space.

Our Assessment and Installation Process

We follow a structured process from initial inspection to final walkthrough, so every recommendation is based on the actual condition of your crawl space rather than assumptions. Each step builds on the last, giving us the information we need to insulate correctly the first time.

01 On-Site Property Evaluation

We start by physically inspecting the crawl space, not just estimating from photos or a phone call. Our team checks for standing water, humidity levels, existing insulation condition, and signs of pest activity or wood rot.

We also examine vents, vapor barriers (if present), and the rim joist area for gaps or damage. Foundation cracks and drainage patterns around the exterior get noted too, since outside water flow often explains what’s happening inside.

This step typically takes 30-60 minutes depending on crawl space size and accessibility. We document everything with photos so you can see the exact issues we’re addressing.

Based on the inspection findings, we put together a written plan specific to your property. This includes:

  • Insulation type — rigid foam board, spray foam, or batt insulation, depending on moisture levels and space configuration
  • Vapor barrier needs — thickness and coverage area for the ground and walls
  • Moisture control measures — sump pumps, drainage matting, or dehumidification if standing water or high humidity is present
  • Vent sealing — whether existing vents should be closed off as part of an encapsulation approach

We walk through the recommendation with you, explain the reasoning behind each item, and provide a clear cost breakdown before any work begins.

Installation follows the approved plan step by step: moisture issues are addressed first, then the vapor barrier is laid and sealed at all seams, followed by insulation placement and vent or rim joist sealing.

We work methodically rather than rushing, since gaps or loose seams undermine the entire system. Our crew keeps the work area as clean as the crawl space allows and removes any old, damaged insulation as part of the job.

Once installation is complete, we conduct a final walkthrough with you. This covers what was installed, where, and what to expect in terms of humidity and temperature changes in the months ahead.

Georgia Insulation saved the day and our house! Breanna promptly answered my call, which was at the end of the work day, and listened to me freak out about being down to the wire and in need of insulation. She jumped right on the request and worked diligently with Jason to get me on the schedule asap. We cannot thank them enough for saving us! The installers were kind, professional and early… who is early these days?! We were very impressed by Breanna, Jason, and the rest of the team at Georgia Insulation. Don’t hesitate to work with this company, they actually care about their clients and don’t over promise (unlike the company that blew us off a day before they were scheduled to Install because they over promised and under delivered). So again, if you need a super reliable and professional insulation company, reach out to Breanna at Georgia Insulation, and she will get you taken care of! Thanks again for helping us!!

I can say enough great things about the people and my experience with Georgia Insulation. Terra came out and gave a thorough evaluation and quote for open cell foam insulation for our home. The quote was reasonable, and for the amount of work to be done, I thought it was a great deal. Edwin and his crew were awesome and entertaining. They removed all of the existing insulation in the attic and completely covered the underside of the roof with open cell foam. I’ve waited about 2 months to write this review, as I wanted to share energy savings. Last month bill was $106 less than the previous year, same month. The part about that blew me away, was last years June was a very mild June and this June has been quite hot. That being said, I feel very confident I will see a return on my investment. I highly recommend Georgia Insulation and Terra Schaefer and team.

Ga insulation came to my home and insulated with close cell foam underneath my floor. Techs needed a second access to get to 2 bedrooms which I was not able to provide while they were here . The room temperatures were at 73 where they had sprayed and where they didn’t was at 59! I am excited that they are returning to finish now that I have the access they needed . The workers were excellent and very professional. This made such a difference in my heating now that the heat shuts off when needed to! Georgia Insulation is a top notch company providing a great service for a very fair price! My best decision ever!
