Expert Solutions by Georgia Insulation

Sinking driveways, uneven sidewalks, and cracked patios are common problems for homeowners and business owners across Douglasville, GA. Concrete lifting raises and stabilizes sunken slabs by filling the voids beneath them, correcting the problem without the cost and disruption of full concrete replacement.

At Georgia Insulation, we work on residential and commercial properties throughout Douglasville and the surrounding areas. Our team addresses settled concrete caused by soil erosion, poor compaction, moisture changes, and heavy loads.

This page covers how our concrete lifting process works, where it applies in homes and commercial buildings, the risks of leaving sunken concrete unaddressed, and what to expect when you work with us.

How Polyurethane Foam Raises Sunken Concrete

Polyurethane foam injection works by filling the empty space beneath a slab and then lifting it back to grade. The foam also compacts loose soil, which helps the slab stay supported after the repair is complete.

🏗️

Filling Voids and Supporting Settled Slabs

We inject a two-component polyurethane resin through holes drilled into the concrete surface, each roughly the size of a dime. The resin reaches the void beneath the slab within seconds and begins to expand.

As it expands, the foam fills gaps left by eroded or compacted soil. It also pushes upward against the underside of the slab, raising it back to its original position.

The foam cures within 15 to 30 minutes, so the slab can typically support foot traffic the same day. Once hardened, it forms a dense, water-resistant layer that continues to support the slab and resists further settling.

When Lifting Is Appropriate Instead of Replacement

We recommend lifting when the concrete itself is still in sound condition and the problem is limited to the soil or base underneath. Slabs with minor cracking, uneven settling, or trip hazards are good candidates.

Replacement becomes the better option when the concrete has widespread structural cracks, crumbling edges, or has been sinking repeatedly despite past repairs. In those cases, foam injection cannot correct damage to the slab itself.

Our team evaluates each slab's condition, the extent of settling, and the soil beneath it before recommending a repair method. This assessment helps us determine whether lifting will provide a lasting result for your property.

Residential and Commercial Applications

Sunken concrete affects different parts of a property in different ways, and the repair approach depends on the slab’s size, location, and how it’s used. We adjust our technique based on whether we’re working on a quiet residential walkway or a high-traffic commercial entrance.

Driveways, Sidewalks, and Front Walkways

Driveways and walkways take a daily beating from vehicle weight, foot traffic, and weather exposure. We commonly see settling along the edges where soil erosion occurs, as well as trip hazards at the seams between slabs.

Our polyurethane foam lifting method addresses these issues without the disruption of full slab replacement. We inject foam beneath the sunken sections, raising them back to level with the surrounding concrete.

This process works well for:

  • Sloped or sunken driveway sections near the garage
  • Cracked or uneven sidewalk panels
  • Front walkways with drainage problems caused by low spots

We complete most residential driveway and walkway projects in a single day, and you can typically drive on the surface within hours of the job finishing.

Garage Floors, Patios, and Pool Decks

Garage floors often settle near the entrance where water runoff saturates the soil beneath the slab over time. We lift these areas to eliminate pooling water and restore a flat surface for parking and storage.

Patios and pool decks face a different challenge: constant moisture exposure. Pool decks in particular are prone to settling because of the excavation work done during pool installation, which disturbs the soil density around the slab.

We lift these surfaces to:

  • Remove tripping hazards near pool edges
  • Correct drainage so water flows away from the home’s foundation
  • Restore even surfaces for outdoor furniture and foot traffic

Our foam injection method is well-suited to pool decks because it doesn’t introduce excess water or moisture into the surrounding soil, which matters when you’re working near an existing pool structure.

Commercial Entrances, Walkways, and Interior Slabs

Commercial properties carry a higher liability risk when concrete settles, since uneven entrances and walkways create fall hazards for customers and employees. We prioritize fast turnaround on these jobs to limit disruption to your business operations.

Benefits of Restoring Uneven Surfaces

Restoring uneven concrete addresses safety concerns, structural integrity, and visual appeal in one process. We find that homeowners and business owners see measurable improvements in each of these areas once a sunken slab is lifted back into place.

Reduced Trip Hazards and Improved Accessibility

Uneven concrete creates an immediate safety risk for anyone walking across a driveway, sidewalk, or patio. A height difference of even half an inch between slabs can catch a shoe or wheel and cause a fall.

We lift settled slabs back to their original grade, removing the lip or gap that causes these incidents. This matters for properties with children, older adults, or frequent foot traffic.

For commercial properties, level surfaces also support ADA compliance for walkways and parking areas. Wheelchairs, strollers, and hand trucks move across a flat surface without catching on raised edges.

A level surface reduces liability exposure for business owners who are responsible for maintaining safe conditions on their property.

Traditional slab replacement involves breaking up existing concrete, hauling away debris, and pouring new material. This process typically closes off the area for several days while the new concrete cures.

We use a lifting process that avoids this disruption entirely. Our technicians drill small holes into the slab, inject a stabilizing material underneath, and raise the concrete back to level.

The table below compares the two approaches:

This approach keeps driveways, walkways, and parking lots usable sooner, which matters for homeowners and business operations alike.

Existing concrete often has value worth preserving, especially when the slab itself is structurally sound aside from settling. Lifting the slab back to level keeps the original material in place rather than sending it to a landfill.

We match the existing slab’s color and texture more closely than new concrete ever could, since no new pour is involved. This keeps the surface looking consistent with the rest of the property.

A level driveway, patio, or walkway also improves curb appeal. Cracks, slopes, and uneven joints are visible signs of neglect that can affect how a property is perceived by visitors, buyers, or customers.

Restoring the surface addresses both the function and the look of the concrete at the same time.

Risks of Leaving Settled Concrete Unaddressed

Settled concrete does not stay the same size or shape over time. The problem typically expands, and the longer you wait, the more it affects your property’s safety, drainage, and your budget.

Worsening Cracks and Uneven Transitions

A small crack or minor height difference between slabs rarely stays small. As soil beneath the concrete continues to shift or erode, the slab loses support in new areas, and existing cracks widen.

Uneven transitions between slabs—such as where a driveway meets a garage floor, or a sidewalk meets a porch—become more pronounced as settling continues. What starts as a quarter-inch gap can grow into a trip hazard of an inch or more within a year or two, depending on soil conditions and drainage patterns around your property.

We find that addressing these transitions early, through concrete lifting, prevents the need for extensive patching or slab replacement later. Once cracks reach a certain width, they also allow more water infiltration, which accelerates the underlying issue.

Water Pooling and Continued Soil Erosion

Settled concrete creates low points where water collects instead of draining away. This pooling can:

  • Seep into foundation walls and basements
  • Freeze and expand during colder months, worsening existing cracks
  • Create slippery surfaces on walkways and driveways
  • Wash away additional soil beneath adjacent slabs

Soil erosion beneath a sunken slab rarely stays contained to one spot. As water continues to funnel into the void, it carries away more soil particles, which widens the gap under the concrete and affects nearby sections of the slab or neighboring structures. We often see this pattern on properties in Douglasville where clay-heavy soil shifts significantly with moisture changes, making early intervention particularly important.

Potential Injury Exposure and Higher Repair Costs

Uneven concrete surfaces are a documented cause of trip-and-fall incidents on residential and commercial properties. For business owners, this carries added liability exposure, since customers, employees, or delivery personnel walking across a sunken slab can be injured and file a claim.

Delaying repair also tends to increase the final cost. A slab that could be lifted and stabilized for a modest investment may, after continued settling, require:

Stage of Damage

Likely Repair Need

Minor settling

Concrete lifting (polyurethane foam or mudjacking)

Moderate cracking

Lifting plus joint sealing or crack repair

Severe structural compromise

Partial or full slab replacement

We recommend addressing settled concrete as soon as it’s noticed, since the repair scope—and cost—grows substantially at each stage.

Why Choose Georgia Insulation

Clear Recommendations Based on Slab Conditions

We inspect each slab’s cracks, thickness, underlying voids, and drainage conditions before recommending a repair. Our team explains whether concrete lifting is appropriate or if another solution is needed, helping address the cause of settling and reduce the risk of recurring damage.

What to Expect From Assessment to Completion

Our concrete lifting process follows three clear stages, from initial evaluation through final verification. Each step is documented so you know exactly what work is being performed and why.

01 Site Inspection and Repair Estimate

We start with a visit to your Douglasville property to examine the affected slab. Our team measures the degree of settling, checks for cracking patterns, and evaluates the soil beneath the concrete.

This inspection tells us what caused the problem in the first place. Common culprits include soil erosion, poor compaction during the original pour, or moisture changes in the ground.

Based on our findings, we provide a written estimate that outlines:

  • The scope of work required
  • Materials needed for the lift
  • Estimated timeline
  • Total cost

We walk you through each line item before any work begins, so there are no surprises later.

Once you approve the estimate, our crew drills small holes into the affected slab. These holes are typically the size of a dime, much smaller than the holes required for traditional mudjacking.

We then inject a two-part polyurethane foam through these openings. The foam expands beneath the slab, filling voids and compacting loose soil as it spreads.

Our technicians monitor the slab’s elevation throughout the injection process using laser levels. This allows us to control the lift in small increments and stop once the concrete reaches its original position.

The foam cures within 15 minutes, which means we can adjust our approach quickly if a section needs more material.

Not every slab needs the same solution, and we don’t recommend lifting when a different repair makes more sense. During our inspection, we examine crack patterns, slab thickness, and the extent of the void beneath the surface.

If the concrete is too deteriorated to lift safely, we’ll tell you directly rather than proceeding with a repair that won’t hold. If polyurethane foam injection is the right fix, we explain why based on the specific damage we observe, not a standard script.

This assessment also includes checking for drainage problems that caused the settling in the first place. Lifting the slab without addressing water flow around the foundation often leads to the same issue returning within a few years.

Georgia Insulation saved the day and our house! Breanna promptly answered my call, which was at the end of the work day, and listened to me freak out about being down to the wire and in need of insulation. She jumped right on the request and worked diligently with Jason to get me on the schedule asap. We cannot thank them enough for saving us! The installers were kind, professional and early… who is early these days?! We were very impressed by Breanna, Jason, and the rest of the team at Georgia Insulation. Don’t hesitate to work with this company, they actually care about their clients and don’t over promise (unlike the company that blew us off a day before they were scheduled to Install because they over promised and under delivered). So again, if you need a super reliable and professional insulation company, reach out to Breanna at Georgia Insulation, and she will get you taken care of! Thanks again for helping us!!

I can say enough great things about the people and my experience with Georgia Insulation. Terra came out and gave a thorough evaluation and quote for open cell foam insulation for our home. The quote was reasonable, and for the amount of work to be done, I thought it was a great deal. Edwin and his crew were awesome and entertaining. They removed all of the existing insulation in the attic and completely covered the underside of the roof with open cell foam. I’ve waited about 2 months to write this review, as I wanted to share energy savings. Last month bill was $106 less than the previous year, same month. The part about that blew me away, was last years June was a very mild June and this June has been quite hot. That being said, I feel very confident I will see a return on my investment. I highly recommend Georgia Insulation and Terra Schaefer and team.

Ga insulation came to my home and insulated with close cell foam underneath my floor. Techs needed a second access to get to 2 bedrooms which I was not able to provide while they were here . The room temperatures were at 73 where they had sprayed and where they didn’t was at 59! I am excited that they are returning to finish now that I have the access they needed . The workers were excellent and very professional. This made such a difference in my heating now that the heat shuts off when needed to! Georgia Insulation is a top notch company providing a great service for a very fair price! My best decision ever!

Request A Concrete Evaluation

We offer inspections for properties throughout our service area. During this visit, we examine the affected concrete, assess the soil conditions beneath it, and identify the likely cause of settling or unevenness.

We recommend scheduling an evaluation as soon as you notice sinking or shifting concrete, since delays can allow the underlying soil issue to worsen.

Frequently Asked Questions About Concrete Lifting in Newnan, GA

Here are answers to the questions we hear most often from homeowners and business owners in Woodstock about concrete lifting.

How much does polyurethane foam concrete lifting cost in Douglasville, GA?

Pricing depends on slab size, the depth of the void beneath the concrete, and how much material is needed to fill it. Most residential projects, such as driveways or walkways, cost significantly less than full slab replacement.

We provide a free, no-obligation estimate after assessing your property.

We lift driveways, sidewalks, patios, pool decks, and garage floors for homeowners. For commercial properties, we handle parking lots, loading docks, warehouse floors, and walkways.

Most concrete slabs are good candidates for lifting, provided the slab itself is still structurally sound.

Our team drills small holes, typically the size of a dime, into the sunken slab. We then inject expanding polyurethane foam beneath the concrete through these holes.

The foam fills voids and lifts the slab back to its original position within minutes. Once the slab is level, we seal the holes and the area is ready for use the same day.

Polyurethane foam does not break down or wash away over time, so lifted slabs typically remain stable for many years. The foam is also water-resistant, which means it will not degrade due to moisture exposure beneath the slab.

Sunken or uneven concrete creates trip hazards for pedestrians and can lead to liability concerns for business owners. Water pooling in low spots may also seep into foundations or basements over time.

Left unaddressed, minor settling often worsens and can require more extensive repairs later.

We serve Douglasville and the surrounding Georgia communities with a process that minimizes disruption to your property. Our team completes most projects in a single day, and the area is usable again shortly after the work is finished.

We focus on clear communication, accurate assessments, and durable results for both residential and commercial clients.
