encapsulated crawl space

Crawl spaces cause problems that often go unnoticed until they show up elsewhere in the home, from cold floors to high humidity in living spaces above. Georgia Insulation provides crawl space insulation services in Peachtree City, GA and the surrounding area, addressing moisture, temperature, and air quality issues at the point where they start. Homeowners and business owners both face the same underlying issue: an unprotected crawl space allows outside air, moisture, and pests to affect the rest of the structure.

We work with property owners to assess the specific conditions in their crawl space before recommending a solution. Every property is different, and the right combination of materials and techniques depends on moisture levels, existing damage, and how the space connects to the rest of the building.

This page covers how we approach crawl space insulation for both homes and commercial buildings, the benefits property owners can expect, and what happens when this part of a building goes unaddressed. We also explain our process and answer common questions property owners ask before scheduling a project.

How Crawl Space Insulation Works

Crawl space insulation works by closing the gap between the conditioned living space above and the uninsulated ground below. We approach this by targeting two areas: the structural surfaces that need coverage, and the material used to achieve it.

🏠

Insulating Crawl Space Walls and Floor Joists

We install insulation in one of two locations, depending on your crawl space design. In a vented crawl space, we typically insulate between the floor joists, placing material so it supports the subfloor above without sagging over time.

In a sealed or encapsulated crawl space, we insulate the perimeter walls instead. This approach treats the crawl space as part of the conditioned building envelope rather than an exterior zone.

Each method has a different purpose:

  • Joist insulation: keeps heat from escaping through the floor above
  • Wall insulation: stabilizes the temperature of the entire crawl space

We assess your home's ventilation, moisture levels, and local building code requirements before recommending which surface to insulate.

🧱

Choosing Between Spray Foam and Other Materials

Material choice affects both performance and long-term durability. We often recommend spray foam for crawl spaces because it adheres directly to surfaces and creates an air seal, reducing drafts that fiberglass batts can't address on their own.

Fiberglass and rigid foam board remain common alternatives, particularly in budget-conscious projects or spaces with lower moisture exposure.

  • Spray foam: strong air sealing and high moisture resistance
  • Fiberglass batts: no air seal and lower moisture resistance
  • Rigid foam board: partial air sealing with moderate moisture resistance

We select the material based on your crawl space's humidity levels, accessibility, and whether it's vented or encapsulated.

Where Spray Foam Fits in Homes and Commercial Buildings

Spray foam performs differently depending on where we apply it and what the space needs to accomplish. We match the foam type and application method to each area, whether that’s a residential crawl space or a commercial utility room.

Attics, Exterior Walls, and Rim Joists

Attics are one of the most common places we apply spray foam, since heat loss and air leakage often start at the roofline. We use open-cell or closed-cell foam depending on your attic’s ventilation setup and moisture conditions.

Exterior walls benefit from spray foam’s ability to fill gaps around studs, outlets, and wiring penetrations. This creates a continuous barrier that standard batt insulation often misses.

Rim joists are a frequent source of drafts and energy loss. We seal this area with closed-cell foam to block air infiltration and add structural rigidity at the same time.

Common residential application areas:

  • Attic ceilings and roof decks
  • Exterior wall cavities
  • Rim joists and sill plates
  • Crawl spaces and basement walls

Commercial Rooflines, Walls, and Utility Areas

Commercial buildings present different challenges, often involving larger surface areas and specialized equipment. We apply spray foam to flat and low-slope rooflines to reduce thermal transfer and limit water intrusion points.

Wall systems in warehouses, offices, and retail spaces benefit from spray foam’s ability to conform to irregular framing and metal building panels. We also treat utility areas, including mechanical rooms and areas around HVAC ductwork, where temperature control matters for equipment performance.

These applications reduce energy costs across large footprints and protect infrastructure from moisture-related wear.

Benefits of Insulation and the Cost of Leaving Gaps

Properly insulating a crawl space delivers measurable returns in energy savings and indoor comfort, while an uninsulated or poorly sealed crawl space creates conditions for moisture damage and structural decay. We outline both sides below so you understand what’s at stake.

Comfort and Energy Efficiency

When we insulate a crawl space, we reduce the heat transfer between the ground-level air and your living space above. This means floors stay warmer in winter and cooler in summer, and your HVAC system doesn’t have to work as hard to compensate.

Homeowners typically notice fewer drafts and more consistent room-to-room temperatures after we complete an installation.

For commercial buildings, this translates to lower utility costs across larger square footage and more predictable indoor climates for employees or customers.

We’ve seen clients reduce their heating and cooling bills noticeably once gaps and uninsulated areas are addressed. Over time, these savings help offset the initial investment in materials and labor.

An uninsulated crawl space allows moisture-laden air to circulate freely, which creates an environment for mold, mildew, and wood rot. We frequently find that gaps around pipes, ductwork, and foundation walls let humid air infiltrate, raising moisture levels beneath the home or building.

Left unaddressed, this can compromise floor joists, support beams, and insulation materials themselves.

We also see secondary effects: musty odors rising into living spaces, increased pest activity, and higher humidity readings throughout the structure.

For businesses, this can mean compromised storage conditions or costly repairs to flooring systems. Addressing these gaps early prevents more expensive structural repairs later.

What to Expect From Crawl Space Insulation in Peachtree City, GA: Assessment to Installation

Our process begins with a thorough inspection and ends with a properly sealed, insulated crawl space. Here’s what happens at each stage.

01 How Is the Crawl Space Evaluated?

We start every project with an on-site assessment of the crawl space. Our team checks for existing moisture damage, standing water, and signs of mold or wood rot.

We also inspect the current insulation (if any), vapor barrier condition, and the state of vents and ductwork. Humidity levels get measured, and we look for gaps, cracks, or entry points where pests or outside air could get in.

This evaluation tells us what materials and methods will work best for your specific crawl space. We’ll walk you through our findings and explain any issues before recommending a plan.

In most cases, yes. Insulation installed over a damp or wet crawl space won’t perform well and can trap moisture against wood framing.

If our assessment reveals standing water, high humidity, or active leaks, we address those issues before any insulation goes in. This might include:

  • Installing a vapor barrier
  • Sealing foundation cracks
  • Adding drainage solutions
  • Installing a dehumidifier

Skipping this step leads to insulation that degrades faster and fails to protect the space long-term. We won’t install insulation over unresolved moisture problems, since doing so wastes your investment.

Most residential crawl space insulation projects take one to two days, depending on the size of the space and the extent of prep work needed. Commercial buildings with larger crawl spaces may take longer.

Factors that affect timing include:

Factor

Impact on Timeline

Crawl space size

Larger areas take more time

Moisture remediation needs

Adds 1+ days if extensive

Insulation material chosen

Spray foam cures faster than batts

Access points

Limited access slows installation

We’ll give you a specific timeframe once the assessment is complete, so you know what to expect before work begins.

Georgia Insulation saved the day and our house! Breanna promptly answered my call, which was at the end of the work day, and listened to me freak out about being down to the wire and in need of insulation. She jumped right on the request and worked diligently with Jason to get me on the schedule asap. We cannot thank them enough for saving us! The installers were kind, professional and early… who is early these days?! We were very impressed by Breanna, Jason, and the rest of the team at Georgia Insulation. Don’t hesitate to work with this company, they actually care about their clients and don’t over promise (unlike the company that blew us off a day before they were scheduled to Install because they over promised and under delivered). So again, if you need a super reliable and professional insulation company, reach out to Breanna at Georgia Insulation, and she will get you taken care of! Thanks again for helping us!!

I can say enough great things about the people and my experience with Georgia Insulation. Terra came out and gave a thorough evaluation and quote for open cell foam insulation for our home. The quote was reasonable, and for the amount of work to be done, I thought it was a great deal. Edwin and his crew were awesome and entertaining. They removed all of the existing insulation in the attic and completely covered the underside of the roof with open cell foam. I’ve waited about 2 months to write this review, as I wanted to share energy savings. Last month bill was $106 less than the previous year, same month. The part about that blew me away, was last years June was a very mild June and this June has been quite hot. That being said, I feel very confident I will see a return on my investment. I highly recommend Georgia Insulation and Terra Schaefer and team.

The consultant was very good. He explained and answered all my questions concerning my problem. They were very prompt in coming out and the two young men, Edward and Ulises were very friendly and very professional. They took care not to get anything on my floors. They also cleaned up after the job was done. I would certainly recommend this company.

Ga insulation came to my home and insulated with close cell foam underneath my floor. Techs needed a second access to get to 2 bedrooms which I was not able to provide while they were here . The room temperatures were at 73 where they had sprayed and where they didn’t was at 59! I am excited that they are returning to finish now that I have the access they needed . The workers were excellent and very professional. This made such a difference in my heating now that the heat shuts off when needed to! Georgia Insulation is a top notch company providing a great service for a very fair price! My best decision ever!

Frequently Asked Questions

Crawl space insulation projects raise questions about cost, materials, and timing, and we’ve outlined straightforward answers below.

How much does crawl space insulation cost in Peachtree City, GA?

Costs vary based on square footage, the type of insulation selected, and whether moisture issues need to be addressed first.

We provide a free, on-site evaluation and a written quote before any work begins, so you know the exact scope and price.

Closed-cell spray foam performs well in crawl spaces because it resists moisture and creates an air seal against the foundation walls or subfloor.

Fiberglass batts tend to absorb moisture over time, which reduces their effectiveness in humid under-home environments. We typically recommend spray foam or rigid foam board for this reason.

Yes. Spray foam adheres directly to surfaces and does not sag or shift over time, which makes it a reliable option for both residential and commercial crawl spaces.

It also fills gaps and small cracks that contribute to air leakage.

Insulation alone does not eliminate moisture, but it works alongside a vapor barrier to reduce humidity transfer from the ground into the crawl space.

We often pair insulation installation with encapsulation services for properties dealing with persistent dampness.

An uninsulated crawl space allows cold air, humidity, and sometimes pests to move freely into the floors above.

Over time, this can lead to higher energy bills, cold floors in winter, and conditions that support mold growth on wood framing.

Most residential crawl space insulation projects take one day to complete, depending on the size of the space and the condition it’s in beforehand.

Larger commercial spaces or those requiring cleanout and sanitation work may take longer. We provide a specific timeline during your initial consultation.
